Consumers are willing to pay more for a preowned product that provides proof of proper maintenance. Think of a certified preowned vehicle or a factory refurbished electronic device. It is not brand new, and there are no guarantees, but that added confidence adds value.
Why should a house be handled any differently?!
Many Home Sellers are not prepared for the potential requirements that their local municipality will impose on them in order to issue a certificate of occupancy.

Are buyer love letters a good idea?
In a competitive Sellers Real Estate Market, many hopeful home buyers are forced to get creative with their offers. Including ‘Buyer Love Letters’ with an offer has become a frequent topic of conversation.
This is a business transaction, but for many Sellers (and Buyers of course) it is also an emotional one. This is a home filled with memories.
So could it benefit Buyers to pull at a Seller’s Heart Strings by including a Love Letter with their offer?
Let’s discuss this a bit…
2021 Real Estate Market Roundup
Anyone who jumped into the real estate market as either a Buyer or Seller in 2021 knows what an atypical year it was! Extremely low housing inventory and increased Buyer demand in many markets created a recipe for a Strong Sellers Market.
The real estate market is a Roller Coaster! A Home Coaster if you will (yep I know that’s a cheesy plug!). It’s important to stay in tune with the current market. If you are considering a purchase, a sale, or simply wanting to stay educated on your local market for your property equity… having a trusted real estate advisor is just as important as having a trusted accountant/attorney/physician.
Preparing for the Market Shift
Mortgage interest rates have been historically low for awhile now, which has been a big factor in this wild real estate market we have been experiencing.
Low interest rates have created both a surge of homeowners wanting to refinance as well as gave prospective home buyers more buying power.
Interest rates are one of many factors that impact the market, so with all the chatter around the FED raising rates, many are asking how that will shift the real estate market.
How to price your home
Are you wondering what your home is worth in the current market?
If you have considered selling your home, chances are that the most important thing to you is the price your home will sell for.
I know you have already been poking around online and looking at automated valuation tools, but how confident are you that the computer is spitting out an accurate analysis of your property?
Properly pricing a home is a critical step to a successful sale. A Realtor can advise as to where that pricing sweet spot is within the current market to make sure you feel confident with your home’s true value.
3 Tips for preparing your home for sale
Even with many markets currently favoring the Seller, it is still important to take the time to properly prepare your home before listing. This will help to maximize Buyer interest and help bring the strong offers you want!
Many of today’s Buyers prefer a home with minimal projects. They all know that they are paying a premium to invest in a property right now. If they are paying top dollar for a house, they are not interested in any immediate and costly projects.
If the home is not properly prepared, most Buyers will have a hard time overlooking any glaring issues and may hesitate on presenting an offer.
The good news is that while inventory remains low, Sellers may be able to gain traction with a little less home prepping effort. If you are looking to do minimal prep, here are my Top 3 Tips to get your home ready for sale!
What is a full service realtor?
“If the market is so Hot… with Buyers lining up at every For Sale sign… why should I bother paying a full service real estate commission?”
Here’s a recent experience of mine that I’d like to share.
I had a client interested in a property that was listed in the MLS. The seller decided that given the hot real estate market, they only needed a limited services broker to enter the property in the MLS and they would handle the transaction from there.
We ended up working through the process together, but with natural learning curve obstacles along the way. I commend them for their effort in self representation, but it was obvious at times that they may have been a bit overwhelmed.
